Why Mauritius
An island that lets you stay.
USD 375k
A home that comes with residency
Buy a residential property for USD 375,000 or more through an EDB scheme such as the PDS and you hold a residence permit for as long as you own it. Your spouse and children under 24 qualify too, and you can invest and work without a separate work permit.
A residence permit, not citizenship.
Freehold
Title in your name
Foreign buyers purchase through EDB-approved routes: the Property Development Scheme (PDS), Smart City, and G+2 apartments from MUR 6 million. PDS homes are freehold and can be resold to Mauritians or foreigners with EDB clearance.
Ordinary bare land is reserved for Mauritian buyers.
0%
A light tax regime
No capital gains tax, no inheritance or gift tax, no property tax and no wealth tax. Personal income tax is 0% up to MUR 500,000, and the top rate is 35% above MUR 12 million.
Rates from 1 July 2026.
5 coasts
Lagoon life, every day
The north (Grand Baie, Pereybère, Trou aux Biches, Balaclava) is the most in-demand area; the west has Tamarin and Flic-en-Flac sunsets; the centre around Moka and Curepipe is cooler and close to offices. International schools and private hospitals sit in the north, centre and west.
Cyclone season runs from November to April: build to standard and insure.
Researched October 2026. Rules change: confirm the details with the EDB and your notary before you commit.
